What does Individual Leasing mean?

Each resident signs their own lease for their specific bedroom. If a roommate moves out, the other residents are not responsible for that person's rent. Common areas are shared by all residents.

What are rental installments? Why is my rent not prorated?

Rent is divided into equal installments over the lease term. The total lease amount is split evenly, so the first payment is not prorated and all installments remain the same.

What should I bring to my new apartment?

Furniture and appliances are provided. Residents should bring personal items such as bedding, pillows, towels, toiletries, shower curtain and hooks, electronics, kitchen supplies, cookware, dishes, utensils, cleaning supplies, laundry detergent, trash cans, trash bags, and décor.

What if I need something repaired in my apartment?

Submit a maintenance request through the resident portal, email the leasing office, or call or visit the office during business hours. Emergency maintenance is available 24/7 by calling the office.

How do I pay my rent and when is it due?

Rent is due on the first of each month and can be paid online through the resident portal by ACH, debit card, or credit card, or by check or money order in the leasing office. Cash is not accepted.

How do I receive mail and packages?

Mail is delivered to your assigned mailbox, and packages are accepted at the leasing office or package lockers, depending on the carrier and package size.

What if I need to break my lease or don't return for the spring semester?

You are responsible for fulfilling the terms of your lease agreement. Contact the leasing office to discuss your options if you need to break your lease.

Can I request specific roommates?

Yes. Roommate requests can be made during the application process. The leasing team will do their best to accommodate requests.

Can I pay extra to park closer to the building?

Parking is available in the community parking garage. Contact the leasing office for current parking options and pricing.

What if I don't have a guarantor?

A guarantor is recommended. If you do not have one, alternative qualification options may be available. Contact the leasing office for details.

What utilities are included?

Internet is included. Contact the leasing office for a complete list of included utilities and any additional monthly fees.

Is renters insurance required?

Yes. Residents are required to maintain renters insurance or participate in the property's liability waiver program as outlined in the lease.

How close are you to the University of Minnesota?

Station on Washington is located just minutes from the University of Minnesota campus with convenient access by walking, biking, or public transportation.

Is the apartment furnished?

Yes. Apartments are fully furnished with modern furniture and appliances.

Can I renew my lease?

Yes. Current residents have the opportunity to renew their lease before spaces are offered to new residents.

What amenities are available?

Amenities include a fitness center, yoga studio, penthouse lounge, study spaces, resident lounge, coffee bar, outdoor courtyard, grilling area, bike storage, controlled access, package receiving, and more.

Is there on-site management and maintenance?

Yes. The community has a professional on-site management team and maintenance staff, including 24/7 emergency maintenance.
